The successful marketing of a residential property consists of four main stages, each of which requires the special expertise of a professional agent to maximise the price realised and to increase the chances of seeing the sale through to a satisfactory conclusion.



Stage One : Initial Marketing

The first requirement is the preparation of sales particulars and other relevant marketing material. Our details, complete with colour photographs, will incorporate the main features of your property in order to attract the right buyer for you.

These will be included in our high street window displays and our illustrated property guides for purchasers to browse through in our offices at leisure, with details of all properties being available from all six of our offices. All properties are immediately listed on our website, making them instantly available on-line. Property details are also held by our representatives at the Country Property Association in London's Mayfair, so they are available to potential buyers from the Capital and overseas.

We do not underestimate the importance of advertising. We believe that a constant presence in the recognised property supplements in the area is vitally important and this is why Keys have a weekly presence in full colour, as well as other advertisements both in the area and beyond. Additional national advertising may be arranged at our discretion although this is something we would discuss in more detail.

We will also distribute the details of your property to our extensive mailing list. We have details of a large number of prospective buyers, many of whom are in a good position to proceed and are coming here from more expensive areas. We keep in constant touch with our mailing list so we know to whom to take your property when it comes onto the market and sales can result from this source early on.



Stage Two : Continued Marketing

If our initial efforts do not produce a sale we will keep you advised on progress and will review the situation with you regularly, including any need for price adjustment, updated photographs, etc.

All Viewers will be contacted by us and we will report back to you with their comments even if they do not make an offer. For vacant properties, and in some other cases too, we are happy to offer our accompanied viewing service.

All properties are offered with illustrated sales particulars available from all of our offices. In addition to this, we are also members of Homelink, which links up approximately 900 professional estate agents all over the country, extending the number of potential buyers who register with us.

Internet. Our available properties are displayed on our website, which is linked into several major property search portal sites, thus giving your property truly international coverage with maximum exposure.



Stage Three : Negotiating a Sale

All offers will be reported to you quickly, and we will make you aware of the prospective buyers capability so that you can make an informed decision.

Our role is simply to achieve the best price for you within the time scale desired, and sometimes a reduced offer from a cash buyer is better than a higher offer from someone who has yet to sell a property - either way we can tailor the negotiations to your needs.





Stage Four : Once the Sale is Agreed

We do not stop working once a sale is agreed on your home. We monitor progress carefully and continually, keeping in touch with the buyer, both solicitors, and the buyer's selling agent (should they have a property to sell), and keep you up-to-date with the progress of your sale. This ensures that any problems or queries can be dealt with early on. During the course of a sale we do not remove details of your property from the market until contracts are exchanged (unless you instruct us otherwise) so should the sale not proceed satisfactorily, we can refer to other parties who may have expressed an interest whilst it was under offer.
